Please make sure that you have instructed an independent Turkish lawyer to act on your behalf since conveyancing laws are very different from other countries.

Make sure that the title deed is checked and building permission is granted.

Check if the property is in the permittable area and ask for information about relevant expenses.

Make sure that the habitation license shall be obtained by the developer (or the seller) within a certain period of time and check if there are any extra charges for the same.
Beware of the property transfer tax which is 3% of the purchase price plus sundries , due on completion and legally needs to be shared on equal basis by the parties.
